[Lease to N. Stanyhurst and W. Forester.

His Indenture made the seaventh day of August in the one and thirtie yeare of the raigne of our Soveraigne Lord King Henrie the eight betwixt James fitz Symon maior of the citie of Dublin Richard Byrford and Mathew Goding bailives of the same the citizens and commons of the same of their parte and Nicholas Stanyhurst of Dublin gent. and Waltier Forester of the same, clerk, of the other partie, Witnesseth that the said maior bayliffes cittizens and commons of their hole assents and consents have let and sett to farme to the said Nicholas and Waltier the late house or priorie of All Saints besides Dublin and all the hole precinct and site of the said house or priorie and the church and churchyard and all manner messuages lands tenements rents reversions services milles meddowes pastures woods underwoods ffurrs houses buildings granges dowecottes ffishings warraunces annuities waters poundes parsonages vicarages knights fees advousanes patronages of churches cappells and viccarages chauntreis pencions porcions tythes offrings courtes and letes and all profittes and perquisites belonging or appertaineing to them all manner customes herthielles and wachehennes and all lawes possessions and hereditaments whatsoever they be as well spirituall as temporall of whatsoever kind or nature they

be

be of or whatsoever name they be called or knowne by with all and singuler their lawes members and pertenaunces within the counties of Dublin Meath Killdare Louth Tipperarie Kilkennie Waterford Wexford or elsewhere in all places within the land of Ireland which doth did or ought in any manner of wise [be] belonging or appertaineing unto the said late house or priorie and convent. To have and to hold all and singuler the premisses with their appurtenances to the said Nicholas and Walter and their assignes from the feast of Saint Michaell the archangell next ensueing the date above written unto the end and for [the] terme of six yeares then next and imediately ensueing to be fully compleated. The said Nicholas and Walter or their assignes paying therefore yearely dureing the said terme to the aforesaid maior bailives and commons and to their successors five score pounds of good and lawful money of Ireland to be paid termely in forme following that is to say fiftie pounds by the post semblie day after the feast of Cristmas next ensueing the date above written and other fiftie pounds by the post semblie day after [the] feast of Saint John Baptist then next following for all manner of services suites and demands. And if the rent be behind in parte or in the hole after any of the said post semblaies that then it be lawfull for the said maior baillives cittizens and commons and to their successors to enter into all and everie the premisses and them to have and peaceablie to enjoy this lease notwithstanding. Provided that if any parcell of the premises be wasted burne [d] or destroyed by any of the Kings Irish enemies or other rebells as God defend any tyme dureinge the said terme whereby the said Nicholas and Walter or their assignes should susteine anie hurte or damages that then the said Nicholas and Walter shall be allowed in their payments for all sortes damages soe susteined as four [of] the masters of the cittie indifferently chosen shall judg or thincke reasonable in the behalfe. And the said maior bayliffes cittyzens and commons and their successours shall discharge the said Nicholas and Walter of all manner rents fees pencions and all other duties and charges as well ordinary as extraordinarie in any manner of wise goeing out or due to be paid of or for the said Lordship or priory or any parcell of the premisses during the said terme except only yearly the said five score poundes. The said Nicholas and Walter by these presents doe covenant and grant for them and their assignes that they shall suffer and permitt the maior bailives cittizens and commons and their successors yearely dureing the said terme to have and receave the tieth corne of Ballycollan and Donakerney

allowing the said Nicholas and Walter yearely at their said payment seaven pounds and tenn shillings. Provided alwayes that the said Nicholas and Walter nor their assignes by force of this lease shall not clayme take nor make no title to have any parcell of stone worke stonewales towers sclates tymbre that is at this present day there unsold within the precinct of the said house of All Saints. And over this the said Nicholas and Walter for them and their assignes covenanted and granteth that they nor their assignes shall not doe or make any unlawfull wast or destruccion in any parcell of the premisses but that they shall endeavour themselves the best that they can during their terme to cause and make the tennants inhabiting any parcell of the premisses to uphold build and repaire their houses and tenements sufficiently tenantable dureing the said terme and soe to leave them and every of them at the end of the said terme and that it shall be lawfull for the said maior ballives and commons and to their successors to have enjoy dispose and carry away the said stones walles rooffe sclates and tember except such as is in lease [which with] the aforesaid Nicholas at all tymes dureing the said terme to the use and profitt of the said cittie with free ingresse and outgresse this lease notwithstanding. And the said Nicholas and Walter and their assignes shall build repaire and uphold all the incellers chappells and the intries belonging to the said house or place and to fynd and name yearely honest prests to serve and minister all sacraments and sacramentalls and doe devine services in all the parish churches belonging to the late priorie or house aforesaid in discharge of the said maior baylives cittizens and commons and their successors dureing the said terme as it hath beene used and accustomed in tymes past soe as well all such charges and costs and their prests wages that is to say one prest in Ballincolan another in Clointoyrke the third in Baltowull be allowed unto the said Nicholas and Walter yearely dureing the said terme in their payments of the said five score pounds. And further the said Nicholas. and Walter bindeth them and their assignes to keepe upp and repaire the byrtas and gate house next the Hogges Greene as well the stone wales porters loge and leaves of the same gate as to uphold the rouffe thereof and covered over with sclates dureing the said terme and soe to leave it. And further the said. Nicholas and Walter doe grant and covenant that they and their assignes shall indeavour themselfs the best that they can to augment all the possessions of the house or priorie aforesaid and every parcell thereof both spirituall and temporall dureing the said terme and to make a perfect booke of every parcell thereof

the same booke to be delivered unto the maior for the time being in the Tolsell of Dublin there to remaine of record from the end of their said terme. And the said maior bailives citizens and their successors shall warrant acquite and defend all and every the premises with their appurtenances unto the said Nicholas and Walter and to their assignes dureing the said terme against all manner of men. Provided that the recorder to have the orcharde that he holdeth now for x li. yearely dureing the said tearme. Provided also that the said Nicholas and Walter shall leave all the tieth corne of the last harvest of their said terme of six yeares unreceaved so that they shall enjoy the harvest of six yeares wholie. In witnesse whereof the said Nicholas and Walter to this part of this Indenture remaineing in the custodie of the said maior bailives cittizens and commons hath putt their seales.
